It is the <br />high ground above the one hundred year flood level located in the <br />southwest corner of the plat. <br />This proposed park area is currently being used as a neighborhood <br />playground and is partially wooded. It is approximately three and <br />one half acres in size. The dedication area is larger on the <br />proposed plat as it also includes some wetland area for which we do <br />not anticipate a credit. <br />A trail system will connect the proposed park area to the streets <br />of the Weaver plat and continue north to the nature area proposed <br />to be dedicated in the pheasant Hills plat. <br />The Weaver property is expected to produce approximately fifty lots <br />out of the thirty five acres. Much of the plat is wetland. Should <br />Lino Lakes prefer cash instead of land the amount will be the <br />current amount required ($400 or $600) multiplied times the number <br />of lots. <br />
