5/28/91 <br />RON BIRCH CUSTOM BUILDERS, INC. <br />3788 Labore Road <br />White Bear Lake, Minn. 55110 <br />PARK BOARD <br />Lino Lakes, Minn. <br />Dear Members: <br />Amelia Lake Estates will be an executive townhome <br />community appealing mainly to empty nesters located on <br />Amelia Lake a Natural environmental lake. This area abounds <br />with wildlife such as deer, ducks and eggerts. The community <br />has been thoughtfully planned to co -exist with the wildlife <br />and to be unique in the metropolitan area. Over half of it's <br />land will be in open space and every building site will be <br />on water, whether facing Lake Amelia or on one of the <br />natural ponds scattered throughout the community. In the <br />first 20 acres, there will be only 32 building sites. <br />Because of the close proximity to Interstate 35E and to <br />further ensure the solitude of the community, we will make <br />an earthen berm on the eastern boundary of the property <br />which will be landscaped to tie in with the natural <br />surroundings. <br />A trail system will be put in for the use of the <br />residents to enjoy the many facets of nature existing in <br />this area. This will be an inner community trail system <br />maintained by the townhome association. The trail will be <br />5'-6' wide to coincide with the trails I walked in the <br />wildlife areas of the Minnesota Landscape Arboretum which <br />were planned at this width so as to disturb the wildlife as <br />little as possible. The trail will be bituminous except for <br />the wooden walkway over the rip rap portion between the <br />largest pond and Lake Amelia. The trail system will wrap <br />around the south pond and go north on it's east side <br />providing we receive adequate Tax Increment Financing to <br />adequately fill the sides of the pond so the pathway can be <br />created. <br />$2,QOA.00 a unit will be allowed towards landscaping to <br />further enhance the wildlife setting. <br />This community has been thoughtfully planned to disturb <br />the wildlife setting as little as possible and to provide a <br />beautiful and unique gateway asset to the City of Lino <br />Lakes. <br />As to the Bark dedication of land or cash payment as per <br />my last appearance before your board, we had agreed to pay <br />the $400.00 per unit or townhome in this POD.
