It <br />has access to the single family development by two trails and <br />access throughout the townhouse development and to the regional <br />park by additional trails. While the Park Board requested at least <br />a one acre park, we were able to provide over a three acre park. <br />Al of the park area is high and dry with the exception of a 40, by <br />40' area adjacent to a culvert. The drainage easement shown within <br />the park is a requirement of the watershed for future manipulation <br />of the drainage going to a culvert under Lake Drive even though it <br />not a wet area. <br />The park was placed totally within the' townhouse portion of the <br />development in order to attain preliminary plat approval of the <br />single family portion of the Wenzel Farms Addition at the January <br />City Council meeting..
