MBMORA�iDDM <br /> TO: Marty Asleson <br /> FROM: Mary Ray Wyland <br /> DATE: April 23, 1995 <br /> SUBJECT: Lund Property, 480 Arrowhead Drive <br /> Joyce and John Lund would like to dedicate/donate the westerly 32 ' <br /> X 133 ' of their property at 480 Arrowhead Drive to the City of Lino <br /> Lakes for Park Trail purposes. There is an existing ditch which <br /> physically separates this 32 ' strip of property from the balance of <br /> their 114 ' lot (the total frontage is 1461 ) making maintenance <br /> difficult. <br /> The Lund property is immediately south of Shedandoah Park with a <br /> trail running along the rear property line. This 32 ' strip of park <br /> land would make an excellent connecting trail to the park. <br /> Mr. and Mrs. Lund are willing to donate this property to the City <br /> in exchange for the following items: <br /> 1. A new certificate of survey indicating the new property <br /> line. Approximate cost $400. <br /> 2 . An appraisal of the property to facilitate a partial <br /> mortgage release. Approximate cost $400. <br /> 3. A mortgage release for their lender. Approximate cost <br /> $250. <br /> 4. Miscellaneous recording fees with Anoka County. <br /> Approximate cost $25.00. <br /> TOTAL COST TO FACILITATE DONATION: $1, 075. <br /> City staff has deferred this matter to the Park Board for their <br /> consideration. Our City Attorney, Bill Hawkins, has indicated that <br /> an appraisal and mortgage release may not be necessary. The <br /> release would hold the City harmless should the Lund's default on <br /> their mortgage. If there is no default there is no problem. If <br /> there is a default, the City could lose the trail to the mortgage <br /> company. When the Lund property changes hands, this mortgage <br /> liability problem will be eliminated as a new mortgage would not <br /> cover the park trail property. The Lund's would prefer to have the <br /> appraisal and mortgage release completed at this time. <br /> Our Engineering Department has roughly calculated the cost to <br /> prepare the area for a trail. This would involve clearing brush, <br /> extending a reinforced concrete pipe 301 , and adding 100 cubic <br /> yards of fill to the ditch. The approximate cost is $3, 000, not <br /> including bituminous paving of the trail. <br /> mk354 <br />
