As is indicated, there are three main areas of <br /> wetlands, two along the western boundary of the site and the <br /> third in the northeast quadrant of the site. <br /> The site is mostly open and at or near the grade of the <br /> two adjoining roadways. Anoka County Ditch No. 25 (branch) <br /> crosses the northerly portion of the subject. <br /> The Soil Survey of Anoka County, Minnesota prepared by <br /> the United States Department of Agriculture Soil Conservation <br /> Service in cooperation with the University of Minnesota <br /> Agricultural Experiment Station indicates that the predominate <br /> soils appearing on the subject are Loamy Wet land, Hayden Fine <br /> Sand and Braham. Loamy..fine sand. While this survey is not <br /> specific enough to make a determination of the suitability of <br /> any particular site, it gives a good indication that most of <br /> the site would be suited to typical suburban development. <br /> Easements and Encroachments <br /> A Northern States Power Company easement bisects the site <br /> from the south west to the northeast. Its location is <br /> indicated on the enclosed half section map. It is not <br /> considered to cause material difficulties in using the site in <br /> accordance with its highest and best use. <br /> Utilities <br /> The subject property is not served with municipal water <br /> or sanitary sewer service.
