This analysis is applicable only to the Lundgren <br /> portion of the subject property. <br /> Severance damage is defined as any diminution of the <br /> market value of the remainder parcel resulting from the taking _ <br /> and the construction of the proposed improvements. Severance <br /> .damage is measured. as the difference between: <br /> 1. The market value of the remainder parcel when <br /> considered as part of the total property, and <br /> 2. The market value of the remainder parcei when <br /> considered as an independent real estate entity after the <br /> partial taking and after construction of the planned <br /> improvements. <br /> Several factors to be considered when analyzing severance <br /> damage include: <br /> 1. Change in size. <br /> 2. Change in drainage. <br /> 3. Change in shape. <br /> 4. Change in highest and best use. <br /> 5. Impairment of light, view, access or use. <br /> 6.
