South Athletic Complex Site <br /> City of Lino Lakes, Minnesota <br /> ASSUMPTIONS AND LIMITING CONDITIONS <br /> The findings, estimates, opinions, conclusions and <br /> information in this report is, unless otherwise set forth in <br /> the report, subject to the following assumptions and limiting <br /> conditions: <br /> 1. The Appraiser assumes .no responsibility for legal matters. <br /> The legal description furnished or obtained from public <br /> sources is assumed to be correct. Title is assumed to be <br /> marketable. Unless otherwise set out in the report, the fee <br /> simple interest in the property is appraised and all existing <br /> liens and encumbrances.have been disregarded and the property <br /> s appraised as if free and-clear, responsibly owned and <br /> operated. <br /> 2. All structures and improvements are assumed to be in <br /> compliance with community zoning and building code . <br /> requirements. -All engineering and design is. assumed to be <br /> correct. We Assume no responsibility for structural defects <br /> in any improvements. They -are assumed to be in good working <br /> order unless otherwise specified. <br /> 3. It is assumed that there are no hidden or unapparent <br /> conditions in or on the property., its improvements and soils <br /> that impact upon its value. The appraiser is not qualified to <br /> detect such conditions and the client is advised to retain <br /> appropriate experts if any such condition is suspected to <br /> exist. <br /> 4. Improvements described as "proposed" or "under <br /> construction" .are considered as though satisfactorily <br /> completed in substantial conformance with plans and <br /> specifications and .in a workmanlike manner. <br /> 5. It is assumed that any improvements are situated within <br /> the property boundaries and that no encroachment nor trespass <br /> exists. <br /> 6. Except as may otherwise be set out in the report, the <br /> appraiser is unaware of the presence of any environmental <br /> hazard or hazardous material on the property or the <br /> improvements. The existence of such materials or conditions, <br /> unless otherwise noted in the report, was not considered, but <br /> may have a substantial impact upon the conclusions set out <br /> herein. The appraiser is not qualified to detect such <br /> substances or conditions and the client is encouraged to seek <br /> expert consultation if such conditions are expected.
