Planning & Zoning Board <br />July 14, 2021 <br />Page 3 <br /> <br />APPROVED MINUTES <br />Chair Tralle stated constructing a 24 ft. wide townhome with a 20 ft. wide garage is <br />not acceptable. He recommended eliminating one of the townhouses and increasing <br />the width of the remaining five townhomes. He also commented the width of the <br />duplex is too narrow and does not meet the minimum base lot size requirement. He <br />agreed with Mr. Root’s recommendation to construct a single family home instead of <br />a duplex. He concluded, regarding the overall concept plan, there are too many <br />homes proposed for the size of the lot. <br /> <br />Applicant’s Comments <br /> <br />Mark Bigelbach with SFDMG, LLC., 432 Vadnais Lake Dr., Vadnais Heights, MN <br />55127 representing the applicant, agreed with many of the Board’s comments. He <br />said he wanted to present the concept to the Board as soon as possible in order to <br />gather feedback. He assured the Board he and his team would address their concerns <br />and assemble a quality project. He also stated a meeting with the surrounding <br />neighborhood would be conducted in order to address any concerns with the project. <br />Lastly, he thanked City staff for their assistance. <br /> <br />Chair Tralle said the Board is not opposed to a new development, however, the size <br />of the buildings and the concept need to be adjusted. He said the Board would be <br />happy to discuss the project in depth once revisions have been made. <br /> <br />VII. DISCUSSION ITEMS <br />A. Project Updates <br /> <br />Staff provided verbal updates to the Board on current City projects. <br /> <br />VIII. ADJOURNMENT <br />Mr. Root made a MOTION to adjourn the meeting at 7:13 p.m. Motion was supported <br />by Mr. Evenson. Motion carried 4 – 0.
