Plans shall reference the current version of the City Standard Specifications <br /> found on the City website and all details shall be updated to City Standard Details <br /> as applicable. <br /> 2. Per the Shoreland Ordinance there shall not be any facilities or construction <br /> within the 150' shoreland impact zone. <br /> 3. Applicant shall provide a permit or written authorization from Great River Energy <br /> and UPA to work within their easements. <br /> 4. Additional geotech data required: <br /> a. The applicant is proposing homes in old borrow pit areas. Building pad <br /> locations shall be evaluated for bearing capacity and per building code. <br /> b. Percolation tests shall be provided for filtration basins. <br /> • Grading &Stormwater Management <br /> The Lake Amelia Woods Plat will require site grading for the proposed house pads, the <br /> proposed driveways, storm water facilities, and other site grading. Elevations for the <br /> proposed house pads were provided on the grading plan for each property. The minimum <br /> elevations for the house pads are dependent on the groundwater elevation, the ordinary <br /> high water level (OWHL) of the Amelia Lake, and the design of the stormwater facilities. <br /> The existing parcels are within the Amelia Resource Management Unit. The applicant is <br /> proposing approximately 2.22 acres of new impervious surface for the proposed driveways <br /> and proposed house pads at this time. <br /> The proposed project is within the Vadnais Lake Area Water Management Organization <br /> (VLAWMO). Stormwater BMPs are needed to meet City stormwater and shoreland <br /> requirements. The applicant is proposing to meet City stormwater requirements by <br /> constructing several stormwater basins and infiltration basins. The design of the ponds shall <br /> meet the requirements of Table 6 of the City's Stormwater Management ordinance. <br /> Comments: <br /> 1. The building pad Low Floor Elevations (LFE's) must be 4 feet above the highest <br /> known groundwater level. <br /> 2. The LIFE elevation of future homes shall not be lower than the HWL elevations of <br /> the adjacent storm basins. <br /> 3. For future maintenance purposes, the basins shall be located on the property for <br /> which they are treating impervious surface. <br /> 4. Filtration basins shall be located outside of the high vulnerability area shown in <br /> the Drinking Water Supply Management Area, see attached map. <br /> 5. Applicant to show the location of turf maintenance access to basins. <br /> 6. Plans shall show rip rap or alternative stabilization for drain tile underdrain <br /> outlets. <br /> • Water Supply <br /> The existing properties are identified as part of the Stage 3 Planned Service Area in the <br /> 2040 Comprehensive Plan. There is not currently any existing water main along 20th <br /> Avenue (CSAH 54) in this area. The 2040 Comprehensive Plan does identify a future 8" <br /> watermain loop in this area.
