Applicant to provide dimensions from proposed well locations to proposed building pads and to proposed septic systems (primary and secondary). Well locations have been updated and shown on the Preliminary Plat. Applicant to also put proposed well locations on the grading plans. • Sanitary Sewer The existing properties are identified as part of the Stage 3 post 2040 Planned Service Area in the 2040 Comprehensive Plan and are located in the 4C sub-district. There is not currently any existing sanitary sewer along 20th Avenue (CSAH 54) in this area. The proposed homes will be served by private septic systems. • Transportation The site is located between Amelia Lake and 20th Avenue (CSAH 54). All proposed properties will have access off of 20th Avenue (CSAH 54), an Anoka County state aid highway and an A-Minor Arterial Reliever. A right-of-way width 120-ft is required for minor arterial streets. The existing right-of-way along 20th Avenue (CSAH 54)varies from 55 feet to 70 feet west of centerline. For a portion of the plat, 201h Avenue (CSAH 54) is within the larger Interstate 35E right-of-way. 201h Avenue (CSAH 54) has capacity to handle the additional traffic from the new lots. Anoka County Parks Regional Trail and the City of Lino Lakes Comprehensive plan identify a future reginal trail along the west side of 20th Avenue (CSAH 54). Comments: 1. The plans note that the wetland information was provided by Midwest Natural Resources, Inc. and that field work was done between June and October of 2016. The applicant is not proposing any permanent impacts to wetlands with this project. Comments: 1.
