Applicant to <br /> provide dimensions from proposed well locations to proposed building pads and to <br /> proposed septic systems (primary and secondary). <br /> Well locations have been updated and shown on the Preliminary Plat. <br /> Applicant to also put proposed well locations on the grading plans. <br /> • Sanitary Sewer <br /> The existing properties are identified as part of the Stage 3 post 2040 Planned Service <br /> Area in the 2040 Comprehensive Plan and are located in the 4C sub-district. There is not <br /> currently any existing sanitary sewer along 20th Avenue (CSAH 54) in this area. The <br /> proposed homes will be served by private septic systems. <br /> • Transportation <br /> The site is located between Amelia Lake and 20th Avenue (CSAH 54). All proposed <br /> properties will have access off of 20th Avenue (CSAH 54), an Anoka County state aid <br /> highway and an A-Minor Arterial Reliever. A right-of-way width 120-ft is required for minor <br /> arterial streets. The existing right-of-way along 20th Avenue (CSAH 54)varies from 55 feet to <br /> 70 feet west of centerline. For a portion of the plat, 201h Avenue (CSAH 54) is within the <br /> larger Interstate 35E right-of-way. 201h Avenue (CSAH 54) has capacity to handle the <br /> additional traffic from the new lots. <br /> Anoka County Parks Regional Trail and the City of Lino Lakes Comprehensive plan identify <br /> a future reginal trail along the west side of 20th Avenue (CSAH 54). <br /> Comments: <br /> 1.
