The following are our review comments that should be <br /> responded to in writing by the applicant. These comments are based on review of the following <br /> o plan sets and documents: <br /> U <br /> z • Belland Farms Preliminary Plat and Site & Utility Plans prepared by Carlson McCain <br /> m dated September 17, 2021 <br /> Storm Water Management Plan prepared by Carlson McCain dated September 13, 2021 <br /> • Geotechnical Evaluation Report prepared by Braun Intertec Corporation dated <br /> September 1, 2021 <br /> co 0 Associated Eye Care Partners Clinic Building Site Improvement Plans prepared by <br /> co Carlson McCain, dated September 17, 2021. (Referred to as AECP in the memo) <br /> Lo <br /> Engineering <br /> • Grading <br /> The Belland Farms development includes site grading for the street, the proposed <br /> buildings and parking lots, and the stormwater pond. <br /> J <br /> a Comments: <br /> a <br /> 1. Applicant to show existing contours 100-ft beyond the site. <br /> a 2. Applicant to review grades for drainage ditch along the west and south sides of <br /> Lot 2. The slopes vary greatly. Why is the ditch slope so flat along the south <br /> side of the Lot 2? <br /> 3. Staff recommends that a minimum slope of 0.7% be used for roadway grades. <br /> W 4. Applicant shall update tip out curb notes and add tip out curb detail to plans. <br /> 5. Applicant shall review and update ditch grading along 24th Avenue. The plans <br /> make it seem like the ditch will hold water north of the culvert that crosses 241h <br /> w Avenue. <br /> 6. Applicant shall adjust grading around the sidewalk culvert. The plans currently <br /> show the flared end sections higher than the 918 contours, but they are labeled <br /> with elevations of 917.5 and 917.3. <br /> w 7. Applicant shall provide spot elevations and/or drainage arrows for the areas <br /> co encompassed by the same contour to indicate which way those areas are <br />
