Anoka County <br /> TRANSPORTATION DIVISION <br /> Highway <br /> Katie Larsen <br /> City of Lino Lakes September 23, 2021 <br /> 600 Town Center Parkway <br /> Lino Lakes, MN 5501 4-1 1 82 <br /> RE: Preliminary Plat— Belland Farms <br /> Dear Katie, <br /> We have reviewed the Preliminary Plat for Belland Farms, to be located north of CSAH 14 <br /> (Main Street) and west of 241h Avenue within the City of Lino Lakes, and I offer the following <br /> comments: <br /> The existing right of way along CSAH 14 is 75 feet north of centerline which should be <br /> adequate for future reconstruction purposes. As proposed, the plat will not introduce <br /> any new commercial access points onto CSAH 14, and all lots will gain access via the <br /> local roadway system. No access points onto CSAH 14 will be permitted for this plat, <br /> and the right of access along CSAH 14 should be dedicated to Anoka County. Any <br /> existing driveways and field entrances along CSAH 14 are to be removed and the ditch <br /> section restored to match existing depth, slope, and grades. Please note that no <br /> plantings or private signs will be permitted within the county right of way and care must <br /> be exercised when locating private signs, buildings, structures, plantings, berms, etc. <br /> outside of the county right of way, so as not to create any new sight obstructions for this <br /> section of CSAH 14. <br /> If there will be any grading within or affecting the county right of way, the ACHD <br /> Engineering Plan Review process will apply to this site. Calculations must be submitted <br /> along with a grading and erosion control plan that delineates the drainage areas for this <br /> development. The post-developed rate/volume of runoff must not exceed the pre- <br /> developed rate/vol ume of runoff for the 10-year critical design storm.
