�a <br /> Project Narrative SPMDW UUMEIL4 ARp1lIF%79 77 <br /> 9/13/2021 <br /> Frauenshuh Lino Lakes Clinic Building <br /> SRa#: 21-051 <br /> The applicant is requesting approval for a Preliminary Plat and Site Plan to subdivide land, provide for a new <br /> road, create a regional pond, extend utilities and obtain approval for a roughly 12,230 square foot medical office <br /> building. <br /> Preliminary Plat <br /> The subdivided land as provided for in the preliminary plat will provide for the creation of a new road,two <br /> platted lots, and two outlots, one for ponding and one for future development.The road is planned to <br /> eventually connect 24t"Avenue with the development to the west of the subject site at a to-be-determined <br /> location based upon future development of both sites. <br /> Site Plan Review <br /> This 1.72 acre site and 12,230sf building is being designed as a state-of-the-art medical office building to be used <br /> by Associated Eyecare to expand its services to the surrounding community.The uses within the building will <br /> include exam rooms, an optical shop, and ancillary support spaces. <br /> The site has been designed to accentuate the surrounding community with access points for sidewalks and trails, <br /> ample landscaping, and Class A materials well beyond required amounts.The building has been designed <br /> utilizing traditional brick materials,thermally broken aluminum frames with insulated glass, cementitious panels <br /> with a mix of smooth and linear panels, and metal coping. The mechanical roof top unit will be screened using a <br /> premanufactured roof screen that will compliment the building. This building will serve as a superb quality, <br /> beautiful, high-profile structure on the border of Lino Lakes at this heavily trafficked intersection. <br /> The site is planned with 74 parking stalls providing for a roughly 6.1 stalls/1,000sf ratio. In addition, we have <br /> designed the capability to expand with an additional 12 stalls with proof of parking along the ponding area in the <br /> event that parking needs increase in the future. <br /> 6442 City West Parkway.
