10 <br /> <br />Amelia Lake is one of the few unimpaired lakes in the city and efforts to protect and improve <br />the natural resource should be implemented with any development. A 75 ft wide vegetated <br />wetland/shoreline buffer along Wetland A (lake) is provided as a stormwater management best <br />management practice (BMP) to minimize runoff pollutants from entering the lake. The buffer <br />will also help stabilize the shoreline, reduce erosion and support aquatic plants and wildlife. <br />One (1) access opening through the wetland buffer to the lake no greater than twenty (20) ft <br />wide is allowed per lot. <br /> <br />No structures, not even water-orientated accessory structures, are allowed in the 75 ft wide <br />wetland/shoreline buffer zone. <br /> <br />Shore Impact Zone <br /> <br />By definition, the shore impact zone is the land between the OHWL and a line parallel to it at a <br />setback of 50% of the structure. Since the required structure setback is 150 ft, the shore impact <br />zone is 75 ft from the OHWL. <br /> <br />No structures, not even water-orientated accessory structures, are allowed in the 75 ft wide <br />wetland/shoreline buffer zone. <br /> <br />Comprehensive Plan <br /> <br />Resource Management System <br /> <br />The Resource Management System Plan goal of preserving surface water quality is supported <br />by providing stormwater management, wetland and shoreland buffers. <br /> <br />Land Use Plan <br /> <br />Lake Amelia Woods is consistent with the 2040 Comprehensive Plan and compliant with the <br />zoning and subdivision ordinances. It is also compatible with adjacent residential land uses. <br /> <br />Housing Plan <br /> <br />Lake Amelia Woods meets the goals of the housing plan. The development is compatible with <br />the existing and adjacent residential homes and the natural resource. <br /> <br />Transportation Plan <br /> <br />Goals of the Transportation Plan are to ensure that street and roads are as safe as possible and <br />to reduce unnecessary traffic. CSAH 54/20th Avenue is an A-Minor Reliever and has capacity <br />for 4 additional lots. <br /> <br />Sanitary Sewer and Water Supply Plan <br /> <br />Private septic systems with primary and alternative locations are provided for each lot. Private <br />wells are being installed for each lot. The applicant has provided well locations for each lot. <br />
