5 <br /> <br />Blocks and Lots <br /> <br />The final plat creates 91 single family lots, one (1) HOA clubhouse lot and 5 outlots. The <br />following chart summarizes the purpose of the outlot: <br /> <br />Outlot Purpose <br />A Lake 10, Wetland and Open Space <br />B Lake 10 and Open Space <br />C Public Park <br />D Lake 20 and Open Space <br />E Future Development <br /> <br />Outlots A, B and D will be deeded, owned and maintained by a Homeowners Association <br />(HOA). Outlot C will be deeded to the City for the public park. <br /> <br />Easements <br /> <br />Standard drainage and utility easements are being dedicated on individual lots and over Outlots <br />A, B and D. <br /> <br />Street and Utilities <br /> <br />The 4th Addition proposes construction of the following streets which are consistent with the <br />PUD Development Stage Plan: <br /> <br />Street Name Right-of-Way Width Street Width <br />(Back to Back) <br />Watermark Way 60-110 ft 32 feet <br />Crane Drive 60 feet 32 feet <br />Forest Lane 60 feet 32 feet <br /> <br />Watermark Way is the main gateway and entrance into the development. It features a <br />decorative faux bridge, stone piers, monument signs and landscaped medians. The road right- <br />of-way starts at 110 feet wide and tapers to 60 feet with 32 feet back to back paved roadway. A <br />5ft wide concrete sidewalk is on the south side and a 10 ft wide bituminous trail is on the north <br />side. <br /> <br />A 12 ft wide northbound right turn lane and 12 ft wide thru lane are provided on 20th Avenue <br />(CSAH 54) at Watermark Way. A 12 ft wide southbound bypass lane and 12 ft wide thru lane <br />are also being constructed. Anoka County has approved the turn lanes. <br /> <br />Watermain, sanitary sewer main, stormwater facilities, streets, sidewalks and trails are being <br />constructed consistent with the PUD Development Stage Plan.
