9 <br /> <br />Sanitary Sewer Plan <br /> <br />Goals of the sanitary sewer plan are to ensure well-planned, quality residential development <br />that conserves and enhances the city’s natural resources and to provide an affordable and safe <br />sanitary sewer system. <br /> <br />An 8” sanitary sewer main exists along Lois Lane. The existing house is connected to <br />municipal sanitary sewer. The new house will also be connected to municipal sanitary sewer. <br />The system has capacity for one (1) additional single family home. <br /> <br />Water Supply Plan <br /> <br />A goal of the water supply plan is to provide residents affordable potable water that is safe and <br />of high quality for daily consumption and fire demand. <br /> <br />An 8” watermain exists along Lois Lane. The existing house is on a private well and shall <br />connect to municipal watermain. The new house will also be connected to municipal <br />watermain. <br /> <br />Planning Districts <br /> <br />The site is located in Planning District 2 and is guided for low density residential development. <br />There are no specific planning recommendations for this site. <br /> <br />Environmental Board Comments <br /> <br />The Environmental Board reviewed the proposed preliminary plat on March 31, 2021. They <br />recommended approval of the project with conditions listed in the April 6, 2021 Memo from <br />the Environmental Coordinator. Conditions include the installation of tree protection fences <br />and the use of staked biologs for erosion control. <br /> <br />Public Safety Department <br /> <br />The Police Division and Fire Division reviewed the plans and have no additional comments or <br />concerns. <br /> <br />Final Plat <br /> <br />A land use application for final plat and Development Agreement shall be required. <br /> <br />Planning & Zoning Board <br /> <br />The Planning & Zoning Board held a public hearing on April 14, 2021. Board comments <br />included questions about the non-conforming garage, connection to City water and the front lot <br />line. There were no public comments. <br /> <br />The Board recommended approval with a 6-0 vote. <br />
