5 <br /> <br />The outdoor storage area is located on the existing bituminous blacktopped parking lot. No <br />outdoor storage shall occur on the grass or landscape area located between the building and <br />the parking lot. <br /> <br />5. The storage area does not take up parking space or loading space <br />as required for conformity to this Ordinance and is not located in the front yard. <br /> <br />Per the submitted Site Plan, the required number of parking stalls based on building occupancy <br />is 156 spaces. The total number of parking stalls on site is 360. The outdoor storage area <br />proposes to eliminate 167 parking stalls. This will leave 193 parking stalls which exceeds the <br />required 156. This requirement is met. <br /> <br />6. The property shall not abut I-35W or I-35E. <br /> <br />The property does not abut I-35W or I-35E. <br /> <br />7. The ratio of storage area to building footprint shall not exceed <br />2.5:1. <br /> <br />2.5 x 137,824sf building footprint = 344,560 sf storage area allowed. <br /> <br />The proposed outdoor storage area as shown on the Site Plan is approximately 71,200 sf. This <br />requirement is met. <br /> <br />8. All parking, loading and truck staging activities shall occur on <br />site. On-street parking and loading associated with the use is prohibited. <br /> <br />No on-street parking is proposed. <br /> <br />9. Storage shall not include material considered hazardous under <br />Federal or State Environmental Law. <br /> <br />No additional comment. <br /> <br />Planning and Zoning Board <br /> <br />The Planning & Zoning Board held a public hearing on June 9, 2021. There were no public <br />comments. The Board recommended approval with a 4-0 vote and 1 abstention with conditions <br />detailed in Resolution No. 21-69. These conditions also include waiving the 50% shrub <br />requirement along the fence. <br /> <br />Site Improvement Performance Agreement <br /> <br />A Site Performance Agreement is required per City Code Section 1007.020(5)(d). <br /> <br />Findings of Fact <br /> <br />Council Resolution No. 21-69 details the Conditional Use Permit Findings of Fact.
