EXHIBIT B <br /> <br />OPERATION AND MAINTENANCE REQUIREMENTS <br /> <br />Start-Up <br /> <br />• Prior to start-up, staff responsible shall become familiar with all operation and <br />maintenance information provided by the pump manufacturer. <br />• Test the RPZ backflow preventer assembly every year before start-up. <br />• Inspect the pump cart assembly, piping, meters, valves, and fittings and repair defects as <br />necessary. <br />• Coordinate with City staff to open the appropriate valves to allow for stormwater supply <br />to the irrigation system and to allow air that is entrained in the system to escape. <br />• Address any issues with cavitation, excess vibration, leaks, water quality, or other <br />concerns prior to further operating the system. <br /> <br />Pump <br /> <br />• Pump system shall automatically maintain the requisite pressure to the irrigation system. <br />• Pump controller shall automatically disable the pump in the event of an alarm condition. <br />• The City reserves the right to disable the pump in order to maintain the agreed-upon pond <br />water level. <br /> <br />Routine Maintenance <br /> <br />Every two (2) Weeks: <br />• Visually inspect pond water level and water quality. <br />• Visually inspect pump station and vicinity for leaks and signs of vibration or cavitation. <br />• Run each pump to ensure proper operation. Note any abnormal sounds, cavitation, <br />vibration, leaks, or other concerns. <br />• Check for operational codes or alarms on the controller. <br /> <br />Annual: <br />• Test the backflow preventers. <br />• Coordinate water quality sampling and analysis. <br /> <br />Winterization <br /> <br />• Turn off controller and disconnect power. Lock main disconnect with a padlock to ensure <br />power cannot be applied unintentionally. <br />• Close all curb stops and isolation valves and completely drain and blow-out the entire <br />system, including any supply lines. Leave all drain valves open through the winter. <br />• Remove and store pump cart, meters, RPZ backflow preventer assembly, and other <br />miscellaneous equipment in a location where they will not be subjected to freezing. <br />• Perform pump winterization as recommended by the pump manufacturer.
