5 <br /> <br />Staff Comments: <br /> <br />1. The lots do not meet the minimum base lot area requirements of contiguous <br />buildable land. See Attachment #9-Base Lot Depiction. <br />2. Several lot areas include the wetland and wetland buffer. Lots should not include <br />either of these. <br />3. A 20 ft wide landscape buffer is required between the medium density and low <br />density area. <br />4. The lot depths on Lot 1-2, Block 2 and Outlot A should mirror more closely the <br />area guided for medium density. <br />5. Impervious surface per lot cannot exceed 50%. <br /> <br />Building Design Standards <br /> <br />The applicant provided color renderings of example townhome products. More <br />information is required regarding the proposed building design standards for both the <br />two-family dwelling and townhomes. Color renderings of proposed townhomes were <br />provided. Building design standards as detailed in City Code Section 1007.043 (2)(b) <br />and 1007.094(4) shall be met. <br /> <br />Staff Comments: <br /> <br />1. The proposed buildings are shown at 24 feet wide. Garages must be 20 ft in <br />width. Attention should be made to the building design standards especially <br />regarding garages and floor areas. <br />2.
