8 <br /> <br />Staff Comments: <br /> <br />1. A wetland delineation report and RCWD WCA Notice of Decision shall be <br />required with the Preliminary Plat submittal. <br />2. Wetland buffers consistent with RCWD regulations (50 ft wide average, <br />monument signs etc.) may be required. <br />3. Wetland mitigation and restoration may be required. <br /> <br />Floodplain <br /> <br />The FEMA Floodplain Map indicates no flood plain on the subject property. <br /> <br />Shoreland District <br /> <br />The subject property is not located within the Shoreland Management Overlay District. <br /> <br />Public Safety Comments <br /> <br />As required by City ordinance, Public Safety requires a turnaround (i.e. the temporary cul <br />de sac) for emergency services be installed. House addressed shall also extend north- <br />south along Oak Hollow Lane. <br /> <br />Environmental Board Comments <br /> <br />The Environmental Board reviewed the concept plan on June 30, 2021. General <br />comments included the need for a landscape buffer between the Huntson Addition and <br />the existing single family lot to the east. <br /> <br />Planning & Zoning Board Comments <br /> <br />The Planning & Zoning Board reviewed the Concept Plan on July 14, 2021. Although it <br />was not a public hearing, a large group of Ravens Hollow residents attended to the <br />meeting to hear about the proposal. Planning & Zoning Board comments included: <br /> <br />• Concern regarding the number of units and there are too many <br />• R-2, Two-Family Residential zoning with single family homes and two-family <br />homes would fit better into the neighborhood than R-3, Medium Density <br />Residential zoning with two-family homes and townhomes <br /> <br />Concept Plan Review Disclaimer <br /> <br />The City’s review and comments on the concept plan’s relation to the Comprehensive <br />Plan and development regulations does not grant any rights to the applicant to develop <br />the property as depicted by the concept plan. <br /> <br />A separate land use application for preliminary plat and then final plat shall be required. <br /> <br />
