3. General Provisions_V1 <br /> <br />3-116 <br />§ 1007.061 TEMPORARY STRUCTURES <br /> <br />a) Purpose. The purpose of this section is to provide for the erection of temporary structures <br />(not including model homes, temporary real estate offices, construction trailers or temporary <br />classroom structures for use by a public or private school) needed for emergency purposes. <br /> <br />b) Procedure. The erection of a temporary structure shall require an administrative permit, <br />as may be issued by the Zoning Administrator, except as otherwise provided by this Chapter. <br /> <br />c) Special Requirements. <br /> <br />(1) Temporary structures shall be allowed as provided for in the applicable zoning <br />district in which they are located. <br /> <br />(2) No administrative permit shall be issued for a temporary structure unless a site <br />plan has also been approved if applicable, or unless a building permit has been issued for a new <br />structure, addition or remodeling of an existing structure on the property. <br /> <br />(3) The administrative permit shall terminate six (6) months from its date of issuance, <br />or within thirty (30) days after a certificate of occupancy has been issued by the Building Official <br />for the permanent structure, whichever occurs first. The permit may be extended for an <br />additional 90 days at the discretion of the Zoning Administrator. <br /> <br />(4) Temporary structures may be placed in a required yard area, provided that no such <br />structure may be placed within 30 feet of a public right-of-way or obstruct visibility at any <br />intersection or driveway. <br /> <br />(5) All applicable requirements of the State Building Code shall be met. <br /> <br />(6) Whenever an administrative permit for erection of a temporary structure has been <br />issued, a similar application for an administrative permit for erection of a temporary structure <br />shall not be considered again by the Zoning Administrator for at least one (1) year from the date <br />of approval. <br />
