2-12 <br /> <br />2. General Concept Plan Application. Consideration of overall concept and plan. <br />The concept plan review is voluntary but strongly recommended. <br /> <br />3. Development Stage Plan Application. One or more detailed Plans as part of the <br />whole final plan. <br /> <br />4. Final Plan Application. The summary of the entire concept and each <br />Development Stage Plan in an integrated complete and final plan. <br /> <br />(b)(a) Application Conference. Prior to filing of an application for PUD, the applicant <br />for the proposed PUD shall arrange for and attend a conferencemeet with the Community <br />Development Department. At such conference, the applicant shall be prepared to generally <br />describe the proposal for aproposed PUD. The primary purpose of the conference shall beis to <br />provide the applicant with an opportunity to gather information and obtain guidance as to the <br />general suitability of the proposal for the area for which it is proposed and its conformity to the <br />provisions of this Ordinance before incurring substantial expense in the preparation of plans, <br />surveys and other data. <br /> <br />(b) Neighborhood Meeting. The City strongly recommendsPrior to submitting a PUD <br />Concept Plan application, the property owner/applicant shall hold a neighborhood meeting for <br />informal comment and feedback prior to submitting a formal concept application. <br /> <br />(c) The person applying for a planned unit development shall fill out and submit to the <br />Zoning Administrator an application form together with a fee as established by City Council <br />resolution. The request for planned unit development shall be placed on the agendas of the Park <br />Board, Environmental Board, and Planning and Zoning Board according to the City’s deadline <br />and meeting schedule. <br /> <br />(d) Planned unit develop/rezoning application shall be posted and advertised in <br />accordance with §1007.015 of this Ordinance. <br /> <br />(e) Planned unit development/conditional use permit applications shall be posted and <br />advertised in accordance with §1007.016 (2) of this Ordinance. <br /> <br />(f) Public hearings shall be held at the PUD development stage. <br /> <br />(g)(c) GeneralPUD Concept Plan Application. <br /> <br />1. Purpose. The GeneralPUD Concept Plan provides an opportunity for the <br />applicant to submit an application and plan to the City showing histhe basic intent and the <br />general nature of the entire development before incurring substantial cost. This Concept Plan <br />provides an opportunity for the proposal to be publicly considered at an early stage. The <br />following elements of the proposed General Concept Plan represent the immediately significant <br />elements which the City shall review and for which a decision shall be renderedThe evaluation <br />of the Concept Plan shall include but not be limited to the following criteria: <br /> <br />a. Overall Maximummaximum PUD Density Rangedensity range.
