3. General Provisions_V1 <br /> <br />3-5 <br />(a) Minimum Lot Area Per Unit. The lot area per unit requirement for single family, <br />two family, and multiple family residential dwellings shall conform to the applicable zoning <br />district provisions in which the dwelling is located. <br /> <br />(b)(e) Buildable Area. <br /> <br />1. Within zoning districts with a minimum lot size requirement of less than ten (10) <br />acres, the required minimum lot area shall be buildable land, as defined by this ordinance and <br />exclusive of utility transmission easements. <br /> <br />2. Within zoning districts with a minimum lot size requirement of ten (10) acres or <br />more, a minimum of twenty (20) percent of the lot area must be contiguous buildable land, as <br />defined by this ordinance. <br /> <br />(4)(3) Building Placement and Multiple Structures. <br /> <br />(a) Street Obstructions. All buildings shall be so placed so that they will not obstruct <br />future streets which may be constructed by the City in conformity with existing streets and <br />according to the system and standards employed by the City. <br /> <br />(b) Principal Buildings. Except in Commercial, Industrial and Public/Semi-Public <br />zoning districts, where allowed by Conditional Use Permit, and in an approved planned unit <br />development that specifically allows it, provided for in §1007.024 of this Ordinance, not more than <br />one (1) principal building shall be located on a lot. <br /> <br />(c) Lot Combination. When a development is proposed which is to be located on two or <br />more lots, and such lots are required to meet the minimum zoning district area and frontage <br />requirement and/or are required to accommodate the use, the lots shall be combined in accordance <br />with the City’s Subdivision Ordinance, prior to the issuing of a building permit. <br /> <br />(d) Street Easements. In the case of properties which abut street easements, applicable <br />setbacks shall be determined by the Zoning Administrator and related to roadway classification as <br />identified in the Lino Lakes Comprehensive Plan. <br /> <br />(e) Outlots. Outlots are deemed unbuildable and no building permit shall be issued for <br />such properties, except that permits for fences may be issued. <br /> <br />(b)(f) Lot Frontage. Except as otherwise allowed by property subdivision, each lot shall <br />have frontage and access directly onto an abutting, improved and City-accepted public street. An <br />existing lot of record (vacant or for redevelopment) that does not have frontage and access directly <br />onto an abutting, improved and City accepted public street shall require approval of a conditional <br />use permit prior to issuance of any building permits <br /> <br />(Ord No. 05-19, passed 04-08-2019) <br />
