2 <br /> <br />Attachment #4 is a Driveway Exhibit depicting a 26 foot wide curb cut and 45 degree angle. <br /> <br />The property is zoned PUD, Planned Unit Development and is located in an urban residential <br />subdivision. The City Engineer does not approve widening of the curb cut. The property <br />owners would be required to cut out a 6 inch wide section of the driveway. They are requesting <br />a variance instead of having to cut out a section of the driveway. <br /> <br />Previous Council & Board Discussions <br /> <br />The City Council and Planning & Zoning Board extensively reviewed and discussed the <br />driveway width ordinance in March 2018, January 2019 and March 2019. Neither the Council <br />nor the Board recommended changes to the ordinance. Attachment #6 is a copy of the March <br />5, 2018 Work Session staff report. <br /> <br />Findings of Fact <br /> <br />Resolution No. 20-03 (Attachment #5) details the findings of fact. <br /> <br />RECOMMENDATION <br /> <br />Staff recommended denial of the variance. <br /> <br />The Planning & Zoning Board reviewed the variance application on January 8, 2020 and <br />recommended approval with a 4-1 vote. In an effort to minimize future driveway width <br />variance requests, the Board recommends contractor’s be notified and educated on driveway <br />width requirements then take a firmer stance on future variance applications. Staff proposes to <br />mail educational handouts to contractors and further discuss at the spring Contractor’s <br />Workshop. <br /> <br />Resolution No. 20-03 approves a variance to allow for a 26.5 foot wide curb cut/driveway <br />width at 42 Robinson Drive. <br /> <br />ATTACHMENTS <br /> <br />1.
