7 <br />Comprehensive Plan <br /> <br />Resource Management System <br /> <br />The Resource Management System Plan goal of preserving surface water quality is <br />supported by the implementation of stormwater management BMP infiltration basins. <br /> <br />Land Use Plan <br /> <br />The Comprehensive Plan guides the subject site for commercial use. The existing retail <br />business and proposed restaurant is consistent with the designated land use. <br /> <br />Housing Plan <br /> <br />The goals and policies of Housing Plan are not negatively impacted by existing retail <br />business and proposed restaurant. <br /> <br />Economic Development <br /> <br />A goal of the Economic Development Plan is to promote Lino Lakes’ location within the <br />metropolitan region as an advantage in doing business. The existing retail business and <br />proposed restaurant support this goal. <br /> <br />Transportation Plan <br /> <br />Goals of the Transportation Plan are to ensure that street and roads are as safe as possible <br />and to reduce unnecessary traffic. The existing retail business and proposed restaurant are <br />accessed via two main driveways off of Market Place Drive and there are no required <br />improvements to these driveways. Market Place Drive is directly accessed either from <br />Apollo Drive or CSAH 23/Lake Drive, an “A” minor reliever road that has capacity for <br />the commercial building. <br /> <br />Sanitary Sewer and Water Supply Plan <br /> <br />The subject site is served by an 8” sanitary sewer line and an 8” watermain located along <br />Market Place Drive. The public utilities can accommodate the demands of the existing <br />retail business and proposed restaurant. <br /> <br />Community Facilities Plan <br /> <br />The goals and policies of Community Facilities Plan are not negatively impacted by <br />existing retail business and proposed restaurant. <br /> <br /> <br /> <br />
