To <br />minimize the City’s responsibility of mowing and maintaining manicured grass in this area, the <br />outlot has been omitted and the lot lines extended through the NSP easement. <br /> <br />The other outlots will be deeded to the City for ownership and maintenance. <br /> <br />Streets and Alleys <br /> <br />Internal road right-of-way widths are 60 feet and the paved roadway width is 32 feet back to <br />back. This is consistent with the City’s engineering standards. Cul de sac paved widths have <br />been revised to 32 feet back to back. <br /> <br />CSAH 54 (20th Avenue) is classified as an A-Minor Arterial Reliever and requires a full 120 <br />feet of dedicated road right-of-way. The plat dedicates 60 feet of road right-of-way from <br />section line as required. Turn lane plans have been submitted to Anoka County for review and <br />comment. <br /> <br />CSAH 34 (Birch Street) is classified as a Major Collector road along the section of the <br />proposed development and requires a full 80 feet of road dedicated right-of-way. The section of <br />the plat that abuts CSAH 34 (Birch Street) previously dedicated 60 feet of road right-of-way. <br />No further road right-of-way is required. <br /> <br />No cul de sac length exceeds 500 feet as required by ordinance. <br /> <br />A temporary cul de sac and easement are shown on the west end of William Lane. A separate <br />recordable easement document will be recorded against the property and shall be terminated <br />upon extension of William Lane. The future developer will be responsible for removal of the <br />temporary cul de sac and restoration of the lot. <br /> <br />Private Driveway-6709 20th Avenue <br /> <br />In September 2015, the Nadeau’s owned and subdivided off the1 acre house parcel located at <br />6709 20th Avenue. Through the minor subdivision process, staff recommended the north <br />driveway be removed and the south driveway access Red Oak Lane upon its extension. The <br />Nadeau’s expressed concerns about removing the north driveway stating personal cars and <br />trucks could not turn left into the garage from the south driveway without backing into the <br />County road right-of-way. Staff agreed to leave the north driveway with the stipulation the <br />south driveway be removed when the southbound turn lane into NorthPointe was constructed. <br />Unfortunately, this south driveway onto CSAH 54 (20th Avenue) still remains.
