15 <br /> <br /> <br />Goal 2: Ensure that streets and roads are as safe as possible. <br /> <br />Nadeau Acres meets the goals of the 2030 Transportation Plan by providing a safe road <br />connection between future neighborhoods, constructing turn lanes along CSAH 54 (20th <br />Avenue) and controlling access management along County roads. <br /> <br />Sanitary Sewer Plan <br /> <br />Goal 1: Ensure that well-planned, quality residential, commercial, industrial and institutional <br />development to accommodate the City's projected growth needs occurs in a manner that also <br />conserves and enhances the city's natural resources and amenities. <br /> <br />Goal 5: Maintain the City's residents and businesses with an affordable and safe sanitary sewer <br />system. <br /> <br />Nadeau Acres meets the goals of the sanitary sewer plan. The site is located in Sanitary Sewer <br />District 3 (Sub-district 3C and 3D) and is in 2030 Utility Staging Area 2A (2020-2025). The <br />sanitary sewer system has capacity to serve the development. The sanitary sewer system will <br />also be oversized to accommodate future development to the north and west. <br /> <br />Per the 2030 Comprehensive Plan’s Growth Management Policy, the City Council will <br />determine by resolution if the next 10 year, 2A (2020-2025) staging area shall be opened to <br />development. Resolution No. 20-20 details the findings of fact. <br /> <br />Water Supply Plan <br /> <br />Goal 4: Provide the City's residents and businesses with affordable potable water that is safe <br />and of high quality for daily consumption and fire demand. <br /> <br />Nadeau Acres meets the goals of the water supply plan. The site is served by an 8” watermain <br />extending from the east and loops south to Birch Street. The water system has capacity to serve <br />this residential development. <br /> <br />Environmental Board Comments <br /> <br />The Environmental Board reviewed the proposed preliminary plat on January 29, 2020. They <br />recommended approval of the project with conditions listed in the April 23, 2020 Memo from <br />the Environmental Coordinator. Conditions include minor revisions to the open space <br />landscaping, boulevard tree diversity and suggested tree species. <br /> <br />Final Plat <br /> <br />A land use application for final plat and Development Agreement shall be required. <br /> <br />Planning & Zoning Board <br />
