2 <br /> <br />The amendment is to the site plan and grading & drainage plan of the PUD Development Stage <br />Plan. If approved, all plans sheets of the PUD Development Stage Plan and Preliminary Plat <br />will be revised to reflect the amendment and other comments listed in Resolution No. 19-42. <br />The applicant will then submit PUD Final Plan/Final Plat for Council approval. <br /> <br />Original Site Plan and Grading & Drainage Plan Overview <br /> <br />Site Plan <br /> <br />Resolution No. 19-42 approving the PUD Development Stage Plan/Preliminary Plat included <br />an overall general site plan and grading & drainage plan of the 20 acre development. <br /> <br />Per the original site plan, Lyngblomsten is proposing a 3 phased approach to redevelopment of <br />6 parcels totaling 20 acres located in the northwest quadrant of CSAH49 (Hodgson Road) and <br />CR J (Ash Street). <br /> <br />• Phase 1 is the senior living community consisting of the following housing options: <br /> <br />• Cottage Homes = 20 units <br />• Senior Living Campus <br />o Independent Living = 100 units <br />o Assisted-living = 50 units <br />o Skilled Nursing Facility = 48 units <br />o TOTAL UNITS = 218 total units <br /> <br />The market rate cottage homes are 1,400 sf single level cottages with 2 bedrooms and an <br />attached 21’ x 21’ garage. <br /> <br />The senior living community independent and assisted-living units are market-rate and mid- <br />range in price with a variety of 1- and 2-bedroom units and heated underground parking. The <br />community also includes complementary campus amenities such as a Life Enrichment Center <br />(2nd Half Lyngblomsten), main floor town center with bistro style or fine dining, a pub, cinema, <br />chapel, fitness center and gift shop. The development also includes a 4,600 sf club house with <br />game room, kitchen and lounge. <br /> <br />• Phase 2 is a stand-alone 6,000 sf restaurant with outdoor patio <br />• Phase 3 is future commercial development <br /> <br />The senior living community and restaurant are located on one existing 17 acre parcel. The <br />future commercial development will be a redevelopment of the remaining 5 parcels (3 acres) <br />which is currently occupied by an insurance business, vacant liquor store and recently <br />demolished 49 Club. <br /> <br />Grading & Drainage Plan <br /> <br />Per the original Storm Water Management Report prepared by Anderson-Johnson Associates <br />dated March 11, 2019, rate control is being accomplished using a combination of a dry pond
