4 <br /> <br />o In the final construction documents, our Town Center is 18,185 square feet. This <br />additional 8,000 square feet of common and amenity space more than makes up in <br />both size and function for the loss of the Clubhouse space. The Town Center is <br />designed to welcome the neighborhood beyond our immediate live-in residents. <br />Some of the additional amenities include: <br /> A vendor space for outside vendors like service dog or banking <br />organizations <br /> Additional space to accommodate a community based Adult Day program <br /> Larger multi-purpose room, available for larger events like concerts and <br />community meeting space <br /> Larger lap pool for water exercise classes <br /> A larger Wellness Center <br /> A larger Salon with capacity for nail care <br /> Designated spaces for a 50-seat formal dining, 25-seat informal dining <br />(café), 57-seat indoor/outdoor pub, and a 16-seat party room.” <br /> <br />Pond Size Comparison <br /> <br /> Original Pond 3P Enlarged Pond 3P <br />Surface Area 0.56 acres 0.82 acres <br />Volume 2.810 acre feet 3.869 acre feet <br /> <br />RCWD issued an amended Conditional Approval Pending Receipt of Changes (CAPROC) on <br />March 13, 2020. The District Engineer finds the revised grading and stormwater management <br />plans compliant with RCWD rules. <br /> <br />In general, the rest of the overall site plan and building layout remains the same. The number of <br />housing units is still 218. Some notable changes include: <br /> <br />• The northeast cul de sac in the private road in the cottage home neighborhood was <br />flipped to the south allowing the cottage homes pads to be slightly adjusted but the <br />number remains 20 units. <br />• The northwest parking stalls have been moved to the end of the cul de sac. <br />• The applicant purchased 275 Ash Street and the main public road will now align with <br />St. Albans Street to the south as supported by Resolution No. 19-42. <br />• Joint parking facilities and shared driveways were incorporated into the commercial <br />area as required. <br /> <br />A final detailed site plan review will be completed upon submission of the PUD Final <br />Plan/Final Plat. The intent of PUD Amendment is to obtain Council approval of omitting the <br />clubhouse and enlarging the stormwater pond before the applicant moves forward on final <br />plans. <br /> <br />Findings of Fact <br />
