As required, a Watermark 3rd Addition Home Plans summary <br />booklet and Architectural Standards Matrix were submitted. The booklet and matrix detail <br />compliance of the housing products with the resolutions in regards to exterior materials and <br />styles, house elevations and garage and porch requirements. There are 20 different single <br />family house plans with multiple facade and elevation options for a combination of over 100 <br />different housing styles proposed for the 3rd Addition. The townhome products also meet the <br />architectural design standards. <br /> <br />Color packages and anti-monotony plans will be included with each building permit application <br />to ensure that the homes elevations are varied with a minimum of five different styles and those <br />homes in proximity to each other not look alike in terms of the combination of color of siding, <br />accent and roofing materials. Coventry by Alside vinyl siding with .042” panel thickness is <br />proposed on all the housing units. All houses have minimum 4” window trim on the side and <br />rear elevations to meet resolution requirements to incorporate an architectural feature into those <br />elevations that are visible from 20th Avenue (CSAH 54), 21st Avenue N. and the public park. <br /> <br />In summary, the Watermark 3rd Addition single family housing types and products and <br />townhomes meet the architectural design standards requirements of Resolution No. 17-133 and <br />Resolution No. 19-131. <br /> <br />Landscaping <br /> <br />The Watermark 3rd Addition Site Landscape Plan has been reviewed by staff and is consistent <br />with the PUD Development Stage Landscaping Plan. A 6 ft high screen vinyl fence is being <br />installed along CSAH 54 (20th Avenue) that is also consistent with the plans. The <br />Environmental Coordinator Memo dated February 27, 2020 notes some minor comments such <br />as seed mix types, clear vision areas and planting details. <br /> <br />The Watermark Open Space Maintenance Plan has been revised to reflect correct seed mixes <br />and management plan. Staff will be meeting with Lennar and Prairie Restorations, Inc. to <br />determine the best practices for implementing this plan. <br /> <br />Subdivision Ordinance <br /> <br />Conformity with the Comprehensive Plan and Zoning Code
