Sidewalk is being installed <br />along Crane Drive and Watermark Way as required. <br /> <br />Public Land Dedication and Fees <br /> <br />As approved with Resolution No. 16-51, the City will require the following combination of <br />land dedication and cash is lieu of land dedications: <br /> <br />1. Land dedication for the public and private parks will be credited from the total payment <br />in lieu. <br />2. Costs for public park improvements and trail construction will be credited from the total <br />payment in lieu. <br />3. Improvements to the private parks and recreational center will not be credited from the <br />total payment in lieu. <br /> <br />In the 3rd Addition, an 8.5 ft wide bituminous trail will be constructed 1,200 lf along the eastern <br />berm. A Permanent Trail Easement was recorded in March 2019 that includes this trail section. <br />A 10 ft wide bituminous trail will be constructed 1,000 lf along CSAH 54 (20th Avenue) within <br />Outlot A. A Permanent Trail Easement with Description Sketch has been drafted; however, <br />there is a trail section from the townhome neighborhood to the south property line that needs to <br />be included in the easement and Trail Construction Plan Sheet 27. <br /> <br />Park dedication fees will also be credited for the private park land platted as Watermark, Outlot <br />K and Outlot I. These are the private parks in the Discovery neighborhood near Crane Drive <br />and the tot lot in the townhome neighborhood. Per the Master Developer Agreement (MDA), <br />the park dedication fees are based on an appraisal of fair market value. An appraisal was <br />prepared in December 2018 by Insight Realty Advisors, Inc. The credited value of Outlot K, <br />Watermark is $32,000 and Outlot I, Watermark is $33,000. <br /> <br />Lennar stated the tot lot and play equipment in the townhome neighborhood will be developed <br />by August 30, 2021. Per Resolution No. 16-51, credit will not be given for theses private park <br />improvements. The 3rd Addition Landscape Plans shall include details from the Overall <br />Landscape Plan detailing the tot lot site plan, landscaping and equipment. <br />
