Lessee acknowledges and agrees that Lessor has the <br />exclusive authority to reasonably modify and/or change its rules and regulations <br />at any time. <br /> <br />Lessee shall not make any alterations or improvements to the Premises <br />without prior written consent of Lessor. All alterations and improvements to <br />the Premises and fixtures shall become the property of Lessor. Trade fixtures <br />may be removed by the Lessee. <br /> <br />1. SAFETY AND SECURITY: Lessee is solely responsible for the safety and <br />security of its employees, guests, and invitees while they are on the Premises. <br />The Lessee is also responsible for assuring building security of their designated <br />areas while entering, exiting and based at the Premise as well as the <br />confidentiality of any door codes, keys, entry devices and the like used to gain <br />access into the Premise The Lessee is not responsible for others in the building <br />related to the Lessors activities on the Premise. <br /> <br />2. SIGNS: Lessee agrees that no exterior or interior window or door sign, <br />advertising media, or window or door lettering or placards or other signs or <br />advertising materials shall be installed, erected, attached or affixed to any <br />portion of the interior or exterior of the Premises or the buildings, without the <br />express prior written consent of Lessor, which shall not be unreasonably <br />withheld. <br /> <br />3. DAMAGE OR DESTRUCTION OF PREMISES: If the Premises are damaged <br />or destroyed by fire or other casualty, Lessee shall have the right to terminate <br />this Lease provided it gives written notice thereof to Lessor within 60 days <br />after such damage or destruction, unless such fire, damage, or destruction is <br />proved to be the fault of Lessee. Lesseeā€™s rent shall be suspended from <br />date the Building was no longer available as outline in section 1. <br /> <br /> <br />4. SUCCESSORS: It is agreed that the covenants, terms and conditions of <br />this Lease shall extend, apply to and firmly bind the heirs, executors, <br />administrators, successors, and assigns of the respective parties. <br /> <br />5. SEVERABILITY: If any term, condition, or provision of this Lease or the <br />application thereof to any person or circumstance shall, to any extent, be <br />held to be invalid or unenforceable, the remainder thereof and the <br />application of such term, provision and condition to persons or <br />circumstances other than those as to whom it shall be held invalid or <br />unenforceable shall not be affected thereby, and this Lease and all terms, <br />provisions and conditions hereof shall, in all other aspects, continue to be <br />effective and to be complied with to the fullest extent permitted by law. <br /> <br />6.
