<br />This is not required as the floodplain boundary does not encroach any of the lots. <br />Noted. <br />The applicant is not proposing FEMA floodplain changes at this time. <br />• Drainage and Utility Easements <br /> <br />The municipal infrastructure proposed with the Nature’s Refuge Preliminary Plat is <br />generally within public right of way, easements and outlot. <br /> <br />1. Anoka County requires 75 foot right of way be dedicated along Main Street (CSAH <br />14). <br />Right of way updated along Main Street. <br />75 feet of right of way provided. <br />2.The right of way shown in the Ghost Plat shall be dedicated with the Plat. <br />Ghost plat is now shown to be proposed. <br />3.Street A, at Main Street (CSAH 14), will require turn lanes and thus additional right <br />of way. Turn lanes added. No further Right of Way required. <br />4.Lot 25 Block 1 shall have a 20 foot drainage and utility easement for watermain <br />looped connection. Easement added. <br />5.Lot 5 Block 1 shall be chamfered at the northeast corner to accommodate future <br />access to Pond 100. Plan updated and access path added. <br />6.Bituminous trails shall be within 25 foot easements if not within right of way or outlot. <br />Bituminous trail is only proposed in right of way or an outlot. <br />Trail easements should be dedicated. <br />Trail easements will be provided with separate document. Ownership of <br />Outlots also to be determined. <br />• Development Agreement <br /> <br />A development agreement will be required with the final plat. <br />Comment noted. <br />• Grading Agreement <br /> <br />Not applicable at this time. <br />Comment noted. <br />• Stormwater Maintenance Agreement <br />A Stormwater Maintenance agreement will be required with the final plat. <br />Comment noted. <br />Per RCWD CAPROC (5-22-2019; Permit 17-122), the applicant will be <br />responsible for submitting a maintenance agreement to the District, under <br />which the applicant will be responsible for maintaining pond and crossings of <br />the public drainage system (ACD 10-22-32) to ensure drainage function is <br />maintained. The storm sewer system and treatment ponds may be covered <br />under the City’s programmatic agreement. <br />The maintenance agreement to be coordinated with the owner. <br />In Process with owner.
