Burque Property PUD Concept Plan – City Planner Larsen reviewed a 14 <br />PowerPoint presentation (on file) including information on the following: 15 <br />- This is a concept plan – no formal action is required but council feedback is 16 <br />requested; 17 <br />- Site location and aerial map; 18 <br />- High level review of site conditions (map); 19 <br />- 152 units proposed; 20 <br />- Proposed lot sizes reviewed as well as front and back set back; 21 <br />- NorthPointe 5th Addition Outlot (approving resolution called for age restrictions, 22 <br />etc); 23 <br />- Land use and density; 24 <br />- Propose to take some density from NorthPointe Outlot to Burque property (chart 25 <br />shown); 26 <br />- Zoning (rezoning required); Additional public benefit needs to be shown; 27 <br />- PUD comparison to R-2; 28 <br />- Building design standards (photos submitted do not meet City standards); 29 <br />- Implications of Subdivision Ordinance; 30 <br />- Review of streets; 31 <br />- Staff comments, stormwater management; utilities, parks and trails; 32 <br />- Planning and Zoning comments; Public Safety comments; Anoka County 33 <br />comments; 34 <br />- Planning and Zoning Board (generally not supportive). 35 <br />Councilmember Ruhland said he spoke with area residents and hears that Birch Street gets 36 <br />very busy at certain times. He wonders if a traffic study has been done recently. Ms. 37 <br />Larsen said a traffic study would certainly be a part of this project if it went forward. 38 <br />Councilmember Ruhland received more information on setbacks proposed. 39 <br />Councilmember Lyden said he is glad to have the interested developer(s) present.
