10 Sanitary Sewer Plan Goals of the sanitary sewer plan are to ensure well-planned, quality residentia l development that conserves and enhances the city’s natural resources and to provide an affordable and safe sanitary sewer system. Municipal sanitary sewer is being has been installed along West Shadow Lake Drive. The extension of this utility to serve lots eliminates on-site septic systems and promotes the goal of preventing pollution of public waters. The sanitary system has capacity to handle two (2) single family homes. Funding of the sanitary sewer extension contemplated a higher allowable density of homes as is reflected in the rezoning of the properties to R-1X. Water Supply Plan A goal of the water supply plan is to provide residents affordable potable water that is safe and of high quality for daily consumption and fire demand. Municipal w atermain is being has been installed along West Shadow Lake Drive. The water supply system has capacity to handle two (2) single family homes. Planning Districts The site is located in Planning District 1 and is guided for low density residential develo pment. There are no specific planning recommendations for this site. The site is located within Reshanau Resource Management Unit (RMU). MNDNR Comments The DNR reviewed the Poehling Addition preliminary plat and variance request in October 2019. They recommend denial of the lot size variance request. Supported by the Findings of Fact, the City Council approved the preliminary plat and variance request. As required by the Shoreland Management Overlay ordinance, copies of the approved resolutions were sent to the DNR on November 14, 2019. No further comments from the DNR have been received. Development Agreement A Development Agreement has be en drafted by the City and shall be executed. Title Commitment The City Attorney has reviewed the title commitment and final plat and notes that mortgage consents are required. Stormwater Maintenance Agreement The stormwater maintenance of this subdivision will be covered under the City’s Programmatic Maintenance Agreement.
