10 <br /> <br />Sanitary Sewer Plan <br /> <br />Goals of the sanitary sewer plan are to ensure well-planned, quality residentia l development <br />that conserves and enhances the city’s natural resources and to provide an affordable and safe <br />sanitary sewer system. <br /> <br />Municipal sanitary sewer is being has been installed along West Shadow Lake Drive. The <br />extension of this utility to serve lots eliminates on-site septic systems and promotes the goal of <br />preventing pollution of public waters. The sanitary system has capacity to handle two (2) <br />single family homes. Funding of the sanitary sewer extension contemplated a higher allowable <br />density of homes as is reflected in the rezoning of the properties to R-1X. <br /> <br />Water Supply Plan <br /> <br />A goal of the water supply plan is to provide residents affordable potable water that is safe and <br />of high quality for daily consumption and fire demand. <br /> <br />Municipal w atermain is being has been installed along West Shadow Lake Drive. The water <br />supply system has capacity to handle two (2) single family homes. <br /> <br />Planning Districts <br /> <br />The site is located in Planning District 1 and is guided for low density residential develo pment. <br />There are no specific planning recommendations for this site. The site is located within <br />Reshanau Resource Management Unit (RMU). <br /> <br />MNDNR Comments <br /> <br />The DNR reviewed the Poehling Addition preliminary plat and variance request in October <br />2019. They recommend denial of the lot size variance request. Supported by the Findings of <br />Fact, the City Council approved the preliminary plat and variance request. As required by the <br />Shoreland Management Overlay ordinance, copies of the approved resolutions were sent to the <br />DNR on November 14, 2019. No further comments from the DNR have been received. <br /> <br />Development Agreement <br /> <br />A Development Agreement has be en drafted by the City and shall be executed. <br /> <br />Title Commitment <br /> <br />The City Attorney has reviewed the title commitment and final plat and notes that mortgage <br />consents are required. <br /> <br />Stormwater Maintenance Agreement <br /> <br />The stormwater maintenance of this subdivision will be covered under the City’s Programmatic <br />Maintenance Agreement. <br />
