3 <br /> <br />Credit to Metal Roofing Learning Channel August 31, 2020 <br /> <br />Staff’s concerns regarding exposed fastener systems are aesthetics and maintenance. <br />Standing seam provides a higher aesthetic value with less maintenance. Exposed fastener <br />systems require proper installation and more maintenance. Metals roofs expand and <br />contract. A standing seam allows the metal panels to glide back and forth and expand <br />and contract freely. An exposed fastener is screwed through the metal and does not allow <br />for expansion/contraction. Instead the fasteners shift, loosen and potentially leak. <br />Exposed fasteners require additional maintenance to tighten or replace the screws every <br />few years. <br /> <br />Staff does not recommend implementing setback standards or differing zoning districts. <br />Inevitably, if we require a 50 ft setback, an applicant will apply for a variance because <br />they only have a 40 ft setback. The City also has several rural residential subdivisions. If <br />the Council feels single family homes should be allowed to have metal roofs with <br />exposed fasteners then staff recommends the text amendment proposed by the Planning <br />& Zoning Board. <br /> <br />Requested Council Direction <br /> <br />Discussion only.
