These BMPs include a rock construction entrance, silt fence (including redundant silt <br />fence in the proximity of the wetland to the northwest), inlet protections, and riprap for <br />energy dissipation at pipe outfalls. The infiltration basin, rain guardian, and forebay will <br />provide pre-treatment of stormwater. <br />Being that this site will drain to an impaired water, Rice Lake, stabilization of exposed <br />soil areas must occur within 7 days after the construction activity in that area permanently <br />ceases. <br />Flood Plain <br />Site does not fall within the flood management zone. <br />Shoreland District <br />Site falls within Shoreland District. This will impact setbacks, lot widths, design criteria <br />for structures, and other factors that will be reviewed by Planning, Engineering, and <br />Building staff. <br />There are limitations on vegetation alteration in the Shoreland District, but the alterations <br />in this case are related to construction and uses permitted in the zoning district, which are <br />exempt from these limitations. <br />Impervious surface must not exceed 60%. This proposed project includes approximately <br />25% impervious surface. <br />Greenway System <br />The wetland on the site is noted in the Greenway System, due to inclusion in the Wetland <br />Management Corridor, which classifies it as Natural Resource Conservation Area. Being <br />that there are no impacts proposed to this wetland and that a future proposed trail would <br />be in the County right-of-way on Hodgson Road, there are no additional Greenway <br />System related concerns for this site. <br />Wetlands <br />Per the Wetland Delination Report, a 0.015 acre wetland area was delineated within the <br />project area. This wetland meadow/shrub swamp was dominated by reed canary grass <br />(Phalaris arundinacea) and tussock sedge (Carex stricta). <br />No impacts to this wetland are proposed. <br />This wetland is part of the Wetland Management Corridor, so a vegetated buffer with an <br />average of 50 ft. and a minimum width of 25 ft. will be required per Rice Creek <br />Watershed District rules. <br />M <br />
