1 <br />WS – Item 2 <br />WORK SESSION STAFF REPORT <br />Work Session Item No. 2 <br />Date: November 22, 2021 <br />To: City Council <br />From: Michael Grochala, Community Development Director <br />Katie Larsen, City Planner <br />Re: Double Garage Interpretation <br />Background <br />Staff has been directed by Council to discuss the interpretation of a double garage. <br />The property owner of 6972 Lakeview Drive recently submitted a building permit for a <br />garage remodel. The remodeled garage proposed only one (1) 10’x 7’ wide garage door. <br />Two (2) passenger vehicles (i.e. car, truck etc.) could not pull in and park side by side in <br />the traditional sense. The building permit application was denied because it does not <br />meet staff’s interpretation of a double garage. <br />The property is zoned R-1, Single Family Residential. Per City Code Section <br />1007.090(4)(c), All dwellings shall have a double garage at a minimum. <br />City Code Section 1007.001 defines a garage as: <br />GARAGE. A deck building or structure, or part thereof, used or intended to be used <br />for the parking and storage of vehicles. <br />The City Code does not define a double garage. Staff’s interpretation of a double garage <br />is a garage that allows at least two (2) passenger motor vehicles to be parked side by <br />side. The garage door (or doors) needs to be wide enough to accommodate exit and <br />entrance of 2 vehicles into the garage independently. The City Council’s recent <br />discussion regarding minimum dimensional standards for garages further supports this <br />interpretation. <br />It is important to understand if Council supports allowing one (1) single garage door, this <br />will apply to all residential garages in the City, not just 6972 Lakeview Drive. A new <br />home being constructed in Watermark, Nadeau Acres or NorthPointe could have one (1) <br />single garage door. Tandem garages would also be allowed. <br />For reference, a standard double garage door is 16 ft wide. A standard single garage door <br />is 8 ft wide.
