Shoreland District <br />The site is in the Shoreland Management District Overlay of Rice Lake. Rice Lake is <br />categorized as a Natural Environment Lake. Impervious surface coverage for a <br />commercial development cannot exceed 60%. The proposed commercial building is 24% <br />impervious. Required setback from the OHWL is 150 ft. The proposed building is <br />200+ft from the OHWL. Shoreland district requirements are met. <br />Floodplain <br />There is no FEMA floodplain on site. <br />Additional City and Government Agency Review Comments <br />Anoka County Highway Department <br />Anoka County Highway Department is reviewing the final plat and will provide <br />comment. <br />Public Safety Comments <br />Deputy Director L'Allier notes a hydrant shall be located near the Fire Department <br />Connector (FDC). <br />The Police Division reviewed the plans and had no issues that needed to be addressed. <br />Environmental Board <br />The Environmental Board reviewed the development proposal at their November 30, <br />2021 meeting. The Board recommended approval with minor revisions required. <br />City Attorney <br />The applicant shall submit an updated title commitment (within 3 months) and the City <br />Attorney shall review the title commitment and final plat prior to Council approval of the <br />final plat. <br />Agreements <br />Stormwater Maintenance Agreement <br />A Declaration for Maintenance of Stormwater Facilities related to the private stormwater <br />management facilities is required. <br />11 <br />
