Rud & Sons, Inc. and Progressive <br />Architecture received on November 12, 2021. The following are our review comments that <br />should be responded to in writing by the applicant. These comments are based on review of the <br />following plan sets and documents: <br />DO MTO Properties Addition Plat prepared by E.G. Rud & Sons, Inc. dated November 11, <br />2021 <br />00 MTO Properties Addition Civil and Landscape plans prepared by Plowe Engineering, Inc., <br />dated November 11, 2021 <br />oo Thrivent MTO Properties Architectural & Site Plan Review plans prepared by Progressive <br />Architecture, dated November 12, 2021 <br />00 Draft Soil Borings Logs prepared by Haugo Geotechnical Services, dated November 5, <br />2021 <br />00 Site Drainage Narrative and Calculations dated November 5, 2021 and revised <br />November 19, 2021 <br />Engineering <br />• Grading <br />The MTO Properties Addition plans include site grading for the proposed building, parking <br />lot, and the stormwater pond. <br />Comments: <br />1. Applicant to show existing contours 100-ft beyond the site. <br />2. Applicant to update gaps in existing contours that can be seen on sheet C1.2 <br />(i.e. 884 — 890 contours north of the site by the wetland, 888 and 890 contours <br />southeast of site). <br />• Stormwater Management <br />Most of the stormwater on the site flows to an existing wetland northwest of the site. The <br />rest of the stormwater on the site flows to the south to Blue Heron Drive. The stormwater <br />from the site ultimately flows to Rice Lake. <br />
