oo Conditional Use Permit <br />o Automobile and truck repair <br />oo Site and Building Plan Review <br />This staff report is based on the followings plan sets: <br />oo Civil Plan Set prepared by Lake and Land Surveying, Inc. dated November 2, <br />2021 <br />oo Architectural Plan Set prepared by Building Foundry dated November 8, 2021 <br />oo Landscape Plan Set prepared by Calyx Design Group dated November 8, 2021 <br />oo Photometric Plan prepared by Building Foundry dated October 8, 2021 <br />oo Drainage Calculations prepared by Lake and Land Surveying, Inc. dated <br />November 2, 2021 <br />oo Subsurface Geotechnical Assessment prepared by MTM Environmental, Inc. <br />dated October 1, 2021 <br />ANALYSIS <br />Background <br />Per the applicant's narrative, the proposed plan involves construction of a one-story, <br />4,125 square foot building that will replace the existing automotive care facility at 550 <br />Lilac Street. The building will include 6 auto service bays, reception area, waiting area, <br />employee break room, office, and restrooms. The site will also have a parking lot with <br />25 stalls with 1 of them being ADA compliant. <br />Existing Site Conditions <br />The existing site is approximately 0.7 acres. Tree species present on the site today <br />include Siberian elms, quaking aspen, cottonwood, green ash, and spotted knapweed. <br />The site is relatively flat with elevations ranging from 813.5 to 816.5 ft. <br />Per the Geotechnical Exploration Report, soils are Soderville fine sand, hydrologic group <br />A.
