Plans were prepared by Lake and Land Surveying, <br />Inc., and were received on November 8, 2021. The following are our review comments that <br />should be responded to in writing by the applicant. These comments are based on review of the <br />following plan sets and documents: <br />DO Civil Plans (Sheets C1-C7) prepared by Lake and Land Surveying, Inc., dated October <br />11, 2021 <br />00 Landscape Plans prepared by Calyx Design Group, dated November 8, 2021 <br />00 Drainage Calculations prepared by Lake and Land Surveying, Inc., dated November 2, <br />2021 <br />Engineering <br />• Grading <br />The Precision Tune plans include site grading for the proposed building, parking lot, and <br />the stormwater basins. <br />Comments: <br />1. Applicant to show existing contours 100-ft beyond the site. <br />2. Staff recommends Anoka County review the ditch grading in the Anoka County <br />right-of-way. <br />3. Applicant to update ditch grading in the southwest corner of the site. It appears <br />that the proposed 814 contour will trap water in the Anoka County right-of-way. <br />4. Applicant to review 815 contours on the east side of the site. They do not <br />appear to tie into existing contours. <br />5. Applicant to fix tie in points for proposed contours. The grading plan currently <br />shows cutting off an existing 816 contour on the north side of the site and an <br />existing 814 contour on the east side of the site. <br />6. Staff recommends that the applicant lessens the grade at the driveway <br />entrance. The slope in the curb on the south side of the entrance appears to be <br />approximately 5.4%. <br />• Stormwater Management <br />
