Ms. Katie Larsen <br />12/1 /2021 <br />Page 3 <br />1. Applicant to verify if a 1-inch service is enough to serve the building and fire <br />flow requirements. A hydrant flow test is recommended to provide pressure <br />data to the architect or designer. <br />• Sanitary Sewer <br />There is an existing 21-inch diameter poly -vinyl chloride (PVC) sanitary sewer located <br />along Lake Drive (CSAH 23) adjacent to the site. The applicant is proposing a 4-inch <br />diameter PVC sanitary service to serve the proposed building. The sanitary service will <br />connect into an existing stub from Lake Drive (CSAH 23). <br />Comments: <br />1. Applicant to submit list of effluent types and concentrations, other than typical <br />bathroom waste, that will be sent to the city sanitary system (oils, solvents, <br />grease, etc.). <br />• Transportation <br />This site is located at 7910 Lake Drive (CSAH 23). The existing entrance to the parking lot <br />is located on Lake Drive (CSAH 23) and is situated within the right turn lane to Kelly Street. <br />The proposed entrance is further to the south, but still within the right turn lane. The <br />proposed entrance width is 25-ft from the back of curb to the back of curb. Lake Drive <br />(CSAH 23) is a county state aid highway and can accommodate the traffic from this <br />development. A specific Traffic Study was not completed for the proposed site. <br />Comments: <br />1. Applicant to extend the turn lane as required by Anoka County (see email <br />dated November 23, 2021 from Logan Keehr). <br />• Wetlands and Mitigation Plan <br />There are no existing wetlands on Precision Tune site. <br />• Landscaping <br />The applicant is proposing to establish turf on the site with turf sod and native grass <br />seeds. <br />Comments: <br />Native grass seed mixes shall meet the requirements of the City of Lino Lakes <br />Native Plant Establishment Policy. This policy is included in Division 2 of the <br />City of Lino Lakes Standard Specifications. <br />• Floodplain <br />There are no existing floodplains on the Precision Tune site. <br />• Drainage and Utility Easements <br />Precision Tune Engineering Review <br />
