The Deputy Director of Public Safety - Fire Division will review the hydrant layout. <br />Staff anticipate that another hydrant will be needed in order to access the entire <br />building. <br />2. Applicant is responsible for verifying water suppression needs for the building. <br />Potential looping within the site may be necessary. <br />• Sanitary Sewer <br />There is currently an existing 8-inch diameter polyvinyl chloride (PVC) sewer main along <br />Chestnut Street. There is an 8-inch PVC stub to the property. <br />The applicant is proposing to connect to the 8-inch diameter stub with a 6-inch PVC <br />service. The applicant is proposing multiple clean outs due to the length of the service. <br />Comments: <br />1. Applicant is responsible for verifying that a 6-inch diameter pipe is sufficient for <br />serving the proposed building. <br />• Transportation <br />The site is located at the end of Chestnut Street and the proposed property will have access <br />off of the existing temporary cul-de-sac. Chestnut Street is a local street. <br />A right-of-way width 60-ft is required for local streets. The existing right-of-way along <br />Chestnut Street meets this requirement. <br />A traffic study was submitted for review. <br />Comments: <br />1. Applicant to extend surmountable curb and gutter for the parking lot entrance <br />through the temporary cul-de-sac to better indicate where the driveway will be <br />once the temporary cul-de-sac is removed (see existing Chestnut Street curb and <br />gutter as example). Cul-de-sac will be removed when Chestnut Street extends to <br />the south. <br />2. Applicant to submit turning movements for the proposed parking lot to verify that <br />emergency vehicles (i.e. fire trucks) can access the building. <br />3. Applicant to update the table in the traffic study to include existing counts on Red <br />Oak Lane and Cedar Street. <br />4. Applicant to document the impacts to local residential streets such as Chestnut <br />Street, Cypress Street, and Red Oak Lane. Impacts include identifying the <br />anticipated percent increase in traffic on these roadways. <br />5. The study analyzed impacts for the 2024 Build Conditions. Applicant to update <br />the study to also look at the 2040 Build Condition and take into account the City's <br />2040 Comprehensive Plan. <br />6. Applicant to submit the capacity analysis worksheet so staff can verify <br />assumptions. <br />• Wetlands and Mitigation Plan <br />NorthPointe Garden Estates Final Plat Engineering Review <br />
