The 104 mitigation trees need to be shown on the Tree Mitigation Plan <br />with planting locations, or if the mitigation fee option is chosen, that should be noted on <br />the plan as well. The Tree Preservation and Mitigation Plan shall be revised accordingly_ <br />prior to City Council approval. <br />Landscaping <br />Canopy cover, foundation landscaping, open space landscaping and buffer and screens <br />are not required for the 4 lot subdivision. <br />Boulevard Trees <br />Boulevard trees are required at the rate of 1 tree per lot frontage for singly family lots. <br />Lots 1-4 contain existing trees along CSAH 54/20t' Avenue that serve as boulevard trees. <br />No additional boulevard trees are required. <br />Sod and Ground Cover <br />All disturbed areas shall have appropriate ground cover in accordance with Section <br />1007.043(17)(h). <br />Environmental Review Record <br />An Environmental Assessment Worksheet is not mandated. The four (4) unattached <br />residential units are under the 250 unattached unit threshold required for a mandatory <br />EAW. <br />Great River Energy & UPA Easements <br />The preliminary plat plan set shows a 70 ft wide Great River Energy Easement over an <br />existing overhead transmission line that runs north -south through the development. The <br />plan set notes "Proposed Great River Energy Easement"; however, the easement exists <br />and is recorded. All plan sheets have been revised to remove the word "proposed" and <br />include the recording document number. <br />The preliminary plat plan set also shows a 66 ft wide UPA Easement along CSAH 54.
