with RCWD regulations (50 ft wide average, monument signs etc.) may be required as <br />part of the PUD. <br />Floodplain <br />The 2015 FEMA Floodplain Map indicates Zone A flood plain on a large portion of the <br />site. Floodplain management shall be incorporated into the overall design of the site. <br />Staff Comments: <br />oo A Base Flood Elevation is required to be determined, using detailed methods <br />acceptable by the Federal Emergency Management Agency (FEMA). <br />oo A FEMA CLOMR and LOMR are required for this site. <br />oo The CLOMR shall be submitted with a PUD Development Stage Plan application. <br />Shoreland District <br />The subject property is not located within the Shoreland Management Overlay District. <br />Additional City and Government Agency Review Comments <br />Anoka County <br />Anoka County Highway Department provided comments in the attached email. <br />Anoka County Parks Department recommends the regional trail along the south side of <br />Main Street be installed with this development. <br />Lino Lakes Public Safety <br />The Police Division supports connection of Carl Street, recommends a traffic study, turn <br />lanes and reduction in speed limit along Main Street. <br />The Fire Division also supports the Carl Street connection to improve response times to <br />the entire area. <br />Environmental Board <br />The Environmental Board reviewed the PUD concept plan on January 4, 2022. General <br />comments included the need for multi -functional greenway system, wider wetland <br />buffers and diverse mix of native plants. <br />City Engineer <br />The City Engineer provided comments in the attached letter dated January 5, 2022. <br />11 <br />
