2-27 <br />sixty (60) day time limit before the end of such time limit by providing written notice of the <br />extension to the applicant. The notification shall state the reasons for the extension and its <br />anticipated length, which may not exceed sixty (60) days, unless approved by the applicant. <br />Failure of the Department to deny an application within sixty (60) days is approval of the request. <br />If the Department denies a request, it shall state in writing the reasons for the denial at the time it <br />denies the request. <br /> <br />(c)(a) The applicant may appeal any denial or decision by the Department according to <br />§1007.018. <br /> <br />(d) No application for a site and building plan review shall be resubmitted for a period <br />of twelve (12) months from the date of said order of denial. <br /> <br />(e) The Community Development Department shall provide to the City Council reports <br />summarizing submitted site and building plan applications and outcomes regarding approval or <br />denial as they occur. <br /> <br />(4) Performance Standards. Land Use Plan. <br /> <br />2. Transportation Plan. <br /> <br />3. Utility (Sewer and Water) Plans. <br /> <br />4. Local Water Management Plan.
