Changes in the report are either narratively described or <br />shown as stfi ,ethr-,,,,g (deletions) or underline (additions). Overall, the revised PUD Final <br />Plan/Final Plat are consistent with the original approved PUD Final Plan/Final Plat and PUD <br />Development Stage Plan. <br />BACKGROUND <br />Zoning <br />On June 25, 2018, Council adopted Ordinance No. 05-18 approving the rezoning of the <br />property from R-1, Single Family Residential to PUD, Planned Unit Development to provide <br />the following flexibilities: <br />1. Reduced minor collector road right-of-way width from 80 feet to 60 feet on Street A <br />(Glenwood Drive) and Street C (Haywood Drive) <br />2. Reduced front setback from 40 feet to 30 feet on Street A (Glenwood Drive) and Street <br />C (Haywood Drive) <br />3. Reduced paved road surface width from 32 feet to 30 feet (back to back) on cul de sac <br />Street D (Hazelwood Court) and cul de sac Street E (Elmwood Court) <br />Street A is Glenwood Drive. Street B is Basswood Drive. Street C is Haywood Drive. Street D <br />is Hazelwood Court. Street E is Elmwood Court. <br />Density <br />The site is guided for low density residential development which requires a density of 1.6 to 3.9 <br />units per net acre. The net density is 1.68 units per acre which is consistent with the <br />Comprehensive Plan's guided land use and density. Wetlands and wetland buffers make up 57 <br />acres (60%) of protected open space. <br />The following chart implements Met Council's formula for calculating net density. <br />
