Conservation Easements and Wetland Buffer <br />Declaration will be recorded over Outlot A to protect the natural resource. <br />Streets and Alleys <br />CSAH 14 (Main Street) is a Principal Arterial road. Street A (Glenwood Drive) and Street C <br />(Haywood Drive north of Glenwood Drive) are identified as minor collector roads in the <br />Transportation Plan and provide a north -south corridor. The 1999 Anoka County TH <br />242/CSAH 14 Access Management Plan identifies at -grade full access at Wood Duck Trail and <br />CSAH 23 (Lake Drive) and restricted movements along the site's corridor. The site plan and <br />final plat has been reviewed by Anoka County Highway Department. They have identified the <br />need for additional right-of-way (70-75 feet) and right and left turn lanes on CSAH 14 (Main <br />Street). Right of Access dedicated to Anoka County along CSAH 14 is also required. Twelve <br />foot wide east bound and west bound turn lanes have been shown on the site plan. Detailed <br />construction plans have been submitted with the PUD Final Plan/Final Plat and are ein have <br />been reviewed by Anoka County. <br />The internal road system, Streets A thru C (Glenwood Drive, Basswood Drive and Haywood <br />Drive), has 60 foot wide right-of-ways and 32 foot wide (back to back) paved road surface. <br />Street D (Hazelwood Court) and Street E (Elmwood Court) are cul de sacs with 60 foot wide <br />right-of-way and 30 foot wide (back to back) paved road surface. The intersection of Street A <br />and CSAH 14 (Main Street) has an 80 foot wide right-of-way and 42 foot wide (back to back) <br />paved road surface. Sidewalks are prepesec included along the east side of both Glenwood <br />Drive and Haywood Drive. <br />
