The building has 41% masonry stone and brick. The materials and percentages are compliant <br />with performance standards. <br />Per City Code Section 1007.095 R-4, High Density Residential District: <br />(1) Height Regulation. No building shall be erected or structurally altered to exceed forty- <br />five (45) feet in height —or, for a multiple dwelling building, the greater of four (4) <br />stories or forty-five (45) feet —except as allowed by § 1007.043 (3). <br />The R-4 zoning district allows for 4 story multiple dwelling buildings. The proposed senior <br />building is 4 stories (52 ft. measured to the roof midpoint) and is compliant with performance <br />standards. <br />Trash/recycling enclosure and mechanical equipment are located inside the building in the <br />garage level. <br />The building will be sprinkled for fire suppression. <br />The following chart is a summary of the bedroom and unit mix: <br /># of Bedrooms <br /># of Units <br />One bedroom = <br />3 <br />One bedroom with den = <br />7 <br />10 <br />Two bedrooms = <br />47 <br />Two bedrooms with den = <br />12 <br />TOTAL = <br />City Code Section 1007.095(5) states the minimum livable floor area for each multiple family <br />dwelling unit shall be 700 sf plus 100 ft. additional square feet for each bedroom. This would <br />require the one bedroom units to be a minimum 800 sf and the two bedroom units to be a <br />minimum of 900 sf. Sheets A102-A104 provides a summary chart of the unit sizes ranging <br />from 792 sf to 1,284 sf. The A.1 one bedroom units are less than 800 sf and shall be revised. <br />Outdoor Lighting <br />Per Section 1007.043(6)(d), no light source shall exceed 1.0 foot candle onto right of way or <br />0.4 foot candle onto adjacent property. The site photometric plan shows 5 light poles in the <br />parking lot that are 25 ft. tall with downlit and cutoff light fixtures. <br />The foot candle measurements, light poles and fixtures meet ordinance requirements. <br />Off -Street Parking Requirements <br />Per City Code Section 1007.044(6), <br />(d) Elderly (Senior Citizen) Housing. Reservation of area equal to one (1) parking <br />space per unit. Initial development is, however, required of only one-half (1/2) <br />
